ESOS Phase 4 & Solar Evidence

Phase 4 compliance due 5 December 2027. Solar installs count toward mandatory action plan delivery. ESOS audits must now disclose reported action uptake.

SECR, UK SRS & Scope 2

Narrative disclosure for SECR filers. UK SRS S1/S2 voluntary from 2026, mandatory expected 2027. Market-based Scope 2 accounting with physical solar is the gold standard.

2026 Business Rates Revaluation

51% rateable value uplift for solar PV from 1 April 2026. Improvement Relief, Transitional Relief and Freeport reliefs blunt the impact. Payback extended by only 0.2-0.5 years.

Financial & Tax Schemes

Annual Investment Allowance & Capital Allowances

From April 2023, companies paying corporation tax deduct 100% of qualifying solar capex in year one. Typical net tax saving is 25% of system cost.

UK SRS S1/S2 voluntary phase. ISSB-aligned sustainability disclosure standards available for early adoption.

1 Jan 2026

EU CBAM definitive period. UK exporters of in-scope goods must report verified embedded emissions.

1 Jan 2027

UK CBAM live. Imports of steel, aluminium, cement, fertiliser, hydrogen carry a UK ETS-linked carbon charge.

5 Dec 2027

ESOS Phase 4 compliance deadline. Mandatory action plan reporting against prior Phase 3 recommendations.

2027-28

MEES EPC C interim target (pending government consultation response). Commercial properties below EPC C potentially unlettable.

1 Apr 2030

MEES EPC B. All commercial lettings must meet EPC B. £150k maximum fine per non-compliant property.
