What Is Commercial Rooftop Solar?

Commercial rooftop solar uses your existing building's roof surface to generate electricity from sunlight, offsetting your grid electricity consumption and reducing operating costs without using additional land.

Unlike ground-mount solar arrays, rooftop systems utilise already-owned or leased building assets. For factories, warehouses and commercial premises across the UK, this means:

  • No land cost: The roof space is already paid for through your mortgage or lease. Solar simply monetises otherwise unused space.
  • Permitted development in most cases: Commercial rooftop solar typically qualifies for permitted development rights under Class J or J(a), avoiding the 8–12 week planning application process.
  • Faster deployment: Rooftop systems are typically energised within 8–14 weeks of contract, versus 12–24 months for large ground-mount projects requiring planning and grid connection upgrades.
  • Existing grid connection: Your industrial premises already has a metered connection sized for your operations. Rooftop solar connects to this existing infrastructure, avoiding expensive new connection costs.

The economics are compelling for any commercial building with an annual electricity bill above £25,000. At current UK commercial electricity rates of 25–35p/kWh, a well-sited 100kW rooftop system generates £22,000–£31,000 in annual savings from day one of operation.

Commercial Rooftop Solar — Lincolnshire

Lincolnshire's food processing, agricultural, logistics and engineering sectors make it one of the UK's strongest commercial solar regions. Large single-storey buildings with metal roofs, high energy use and predictable business operations combine to deliver exceptional rooftop solar economics.

Why Lincolnshire is Ideal for Commercial Rooftop Solar

High solar irradiance: Lincolnshire and the East Midlands receive 1,020–1,060 kWh/kWp per year — above the UK average and among the highest for any UK region. A 200kW system in Lincolnshire generates 10–15% more electricity than the equivalent system in Scotland or Northern England.
Food processing dominates: From Grimsby's fish processing to Lincolnshire's vegetable packing, dairy and food manufacturing sectors have 24/7 refrigeration loads that align exceptionally well with solar generation — and with battery storage for evening and overnight demand.
Agricultural and grain stores: Large portal-frame buildings with unobstructed metal roofs are the easiest commercial buildings to solar-equip — minimal rooflights, simple installation, and high self-consumption during processing and drying operations.
Strong logistics base: Lincoln, Grantham, Spalding and the A1 corridor have substantial logistics and distribution operations with large flat-roof warehouses ideal for East-West ballasted solar arrays.

Commercial Rooftop Solar — All UK Regions

Our installation teams cover every region of the UK. Commercial rooftop solar economics are strong across all areas — irradiance varies by only 20% between the South East (1,100 kWh/kWp) and Scotland (920 kWh/kWp).

Commercial Rooftop Solar — All Roof Types

We install on every type of commercial and industrial roof in the UK. Here is what to expect for each roof type.

Standing Seam Metal

The easiest commercial roof for solar — clamp-on mounting with no penetrations preserves the roof membrane warranty and minimises load. Common on modern factories and agricultural buildings built after 1995.

Load: 8–11 kg/m² | Fixings: Clamp | Survey: Rarely required

Profiled Metal Sheet

The most common UK commercial roof. Rail-mounted system screws through the profile into the purlin. Roofs under 20 years old are usually straightforward; older roofs may require a structural desktop review.

Load: 12–15 kg/m² | Fixings: Through-purlin | Survey: Recommended if 20yr+

Flat Membrane / Concrete

Ballasted East-West arrays on flat roofs avoid membrane penetrations and minimise wind uplift calculations. Always requires a structural engineer survey due to added dead load of 15–20 kg/m². Common on distribution centres and cold stores.

Load: 15–20 kg/m² | Fixings: Ballast | Survey: Always required
